High Density Building

Many years later, techonological advances have enabled taller buildings to be constructed in areas where land is scarce but in high demand. These areas are described as high density area because there are many people working or living per unit area. In Singapore, the Housing Development Board (HDP) plans to build flats of 30 storeys or more in order to maximise the land use. Many of these flats are located in the more established housing estates such as Bishan and Toa Payoh, or close to the city centre such as Tanjong Pagar.

Advantages and Disadvantages of mixed landuse

Adventages of index landuse
Many facilities are usually located within working distance of each other so, people can enjoy the convenience of having thier homes, jobs and wide range of services within the same area. Additionally, the variety of activities carried out within the area can meet the needs of many users and thus have to maximise urban landuse.

Disadvantages of index landuse
In many cities, the creation of mixed landuse areas needs both the construction and reconstruction of new and old buildings as well as transport networks. These can be expensive.
Locating residential areas close to other functions such as industries and shopping areas may lead to traffic congestion as well as noise and air pollution due to the increased amounts of human and vehicle traffic.
